  I contacted Cocoon as I wanted a local estate agent to help me sell my house, but I didn't want to pay the high percentages that the 'big boys' do.
  
  Edward Gray came to our house, gave his honest valuation and expectations (which matched the other 3 companies we had previous quotes from) and offered us a commission rate that was half of what the others wanted to charge.
  
  He then took some nice vibrant professional photos of the house and wrote a nice blurb for the website and got a professional draughtsman to draw the floor plan. Within 24 hours our house was live on the Internet (inc. Rightmove and Zoopla) and within 48 hours we already had viewings arranged.
  
  Edward showed the potential buyers round and we got an offer which matched the sales price. From then on everything continued along smoothly and we had sold, exchanged and completed all within 10 weeks. Edward undertook all of the negotiations and handled all communications between us and our buyers.
  
  I would certainly recommend Cocoon to family and friends and if needed I would use them again in the future, though with Edwards excellent expedient skills we managed to buy the house of our dreams nice and quickly!
